In June, 40 listings closed in Chaffee County, 8% more than last year but 29% less than in May, which was the strongest month of closings since August 2021. The median price for homes that closed in June was 9% less than last year and down 11% from last month. The dip in prices was due, in part, to a 50% decrease in closings on homes priced at $1M or more. Buyer activity was strong in June with 48 contracts executed on homes, 12% more than last year and 7% more than last month. Homes spent a median of just 10 days actively available for sale. Inventory levels in Chaffee County are increasing,
bringing more choices to buyers. Throughout June, sellers added 76 new listings to the market, 10% less than last year and 26% less than last month.
