Buyer activity in Chaffee County saw an uptick in February according to data provided by REcolorado MLS. The number of listings that closed experienced a year-over-year increase, as well as a seasonal increase from last month as the busy season kicked off. The median price for listings closed in February was higher than both last year and last month. Throughout the month, 14 of the 32 listings that closed were priced at $600,000 or more. Listings remained on the market a median of 85 days, significantly longer than last year, as buyers took time to make choices. The number of fresh listings of homes for sale that were brought to the market was down 23% from last year but up 5% compared to last month. Inventory will remain a challenge with homeowners locked into low mortgage rates. The number of listings pending sale, a forward-looking indicator, decreased from last month, indicating sales over the next several months could dip.
