Chaffee County Housing Market Market Analysis – December 2023
December was an active month for the Chaffee County housing market. The number of listings that closed saw a 50% increase from last year and was 11% higher than last month. The median price of the listings that closed was $665,000, which is 14% lower than last year but up 3% from last month. REcolorado data shows that buyers are continuing to use market conditions to negotiate on price. On average, December’s closed prices were approximately 11% less than the original list price. After a decrease in November, buyer activity picked up in December with 26 contracts issued on homes. Properties spent a median of 66 days available in REcolorado MLS before going under contract. In December, sellers brought 27 new listings of homes for sale to the market, which was 23% more than last year but a 10% decrease from last month. Six of those new listings are priced at $1M or more.
