Chaffee County saw sellers bring 78 fresh listings to the market in July, which is the same as last year, but 7% fewer than last month. A total of 43 homes closed in July with a median closed price of $575,000, which is 11% lower than last year, and 7.5% lower than last month. The homes that closed took a median of 20 days to move from Active to Pending, which is 9 days higher than last year, but the exact same timeframe we saw in July of 2019. Seven of 43 homes that closed were priced at $1M or above. Buyer activity was strong in July. Throughout the month, contracts were executed on 66 homes, 74% more than last year and 40% more than last month. At the close of the month, there were 208 active listings of homes for sale.
