The Chaffee County housing market continued to experience seasonal cooling in October. The number of closings dropped 15% compared to September and saw a 31% year-over-year decrease. The median price of those closed listings was $659,000, which is 13% more than last October. The increase in price was driven by the sale of 5 homes priced at $1M or above. Buyer activity saw an uptick in October with 36 contracts issued on homes. Properties spent a median of 50 days available in REcolorado MLS before being scooped up. Throughout the month, homes spent a median of 26 days actively available for sale. The median closed price for homes was unchanged from last month and down 4% from last year. Sellers brought 41 fresh listings to the market, which was 2.5% more than last year. Eight of those new listings are priced at $1M or more.
