As the temperatures have cooled, so has the Chaffee County housing market. In November, the number of listings that closed dropped 18% from last month and saw a 10% year-over-year decrease. The median price of the listings that closed was $645,000, which is down slightly from October, but 17% more than last November. REcolorado data shows that buyers are leveraging market conditions to negotiate on price. November’s closed prices were approximately 7% less than the original list price. After an uptick in October, buyer activity decreased slightly in November with 25 contracts issued on homes. Properties spent a median of 58 days available in REcolorado MLS before going under contract. In November, sellers brought 30 new listings of homes for sale to the market, which was 9% less than last year and a 27% decrease from last month. Four of those new listings are priced at $1M or more.
