In April, 44 homes closed in Chaffee County, a 17% decrease year over year, but 13% more month over month. Throughout the month, 52 homes moved to the Pending status, 6% fewer compared to last year, but 18% more month over month.
MEDIAN CLOSED PRICES
Chaffee County homes reached a median closed price of $657,000 in April, an 18% increase year over year and a 5% increase month over month. Single-family homes closed for a median price of $713,500, 24% more compared to last year and a 14% increase month over month. Condo/townhome/multi-family homes closed for a median price of $536,250, a 44% increase year over year, but a decrease of 15% month over month. In April, the average Closed Price was $844,487, a 29% year-over-year increase and a 20% increase month over month.
NEW LISTINGS
Throughout April, 77 new listings hit the market, 35% more year over year and a 45% increase month over month. There were 85 active listings available at the end of the month which drastically increased year over year by 183% and was also 44% more than last month, showing signs of increased inventory. There were 6 weeks of inventory in Chaffee County this month, 4 weeks more than last year, and 1 week fewer than last month.
