The Cactus Flats HOA

The HOA owns and maintains a trail and open space that runs approximately 1,000 ft along the Arkansas River from the Beaver Falls Bridge by Ramsour Rd, to the Cottonwood Creek confluence, then approximately 450 ft up Cottonwood Creek to the road. The neighbors organize two workdays per year to maintain and improve the common areas. There is a large flat, open, shaded area at the confluence that has been the site of several homeowner improvement workdays. Recent improvements include adding a picnic bench, horseshoe pit, and Adirondack chairs overlooking river/creek confluence. The trails and open space are part of what makes living in the River Run neighborhood special.

Privacy and proximity to South Main, Town, the Midland Hill trail network, the Arkansas River, and Cottonwood Creek are major benefits of the River Run neighborhood. There is no public river access or vehicular access to South Main through this neighborhood, which keeps the traffic at a minimum. There is a HOA trail connecting the northern cul-de-sac with Ramsour Rd, which leads directly to South Main and hundreds of miles of trails and roads on the Whipple Trail Network and in the BLM Four Mile Recreation Area. Living in the River Run it is incredibly convenient to bike, hike, fish, and boat from your home.

The River Run HOA STR Policy

Short-term rentals are anything less than 30 days in length.

Qualifying Conditions
Unlimited Nightly Rentals Homeowner must be present in the home during the rental period: “home sharing.”
30 Nightly Rentals No residing conditions required.
75 Nightly Rentals Homeowner must be a full-time resident for a 3-month period (90 consecutive days) during the same calendar year.*
90 Nightly Rentals Homeowner must be a full-time resident for a 4-month period (120 consecutive days) during the same calendar year.*
* No short-term rentals shall be allowed during the 3 or 4 month qualifying period noted above.
