Throughout 2021, inventory struggled to meet buyer demand in Chaffee County and homes moved quickly spending only a median of 1 week in the MLS. Sellers brought fewer New Listings to the market in 2021, 6% fewer compared to 2020. The market also saw a decrease in the number of listings that moved to the Pending status and a decrease in sales. Compared to 2020, the number of Listings that moved to Pending dropped 10% and 7% fewer homes Closed. Limited inventory and high buyer demand drove prices to record highs in 2021 with the Median Closed price reaching $550,000, a 26% increase compared to 2020.
BUENA VISTA – Increased buyer demand along with low inventory levels drove Median home prices to a record high in 2021 compared to previous years, hitting $550,000. Single-Family homes reached a Median Closed Price of $554,250 and Condo/ Townhome/Multi-Family homes reached a Median Closed Price of $325,000. In 2021 homes in Buena Vista continue to move quickly, staying on the market for a median of just 6 days. SALIDA – Buyer demand was evident in Salida throughout 2021 with 3% more homes closing compared to 2020. Low inventory and high demand drove the Median Closed Price for Single-Family homes up 23% to $615,000 and Condo/Townhome/Multi-family homes closed for a median price of $412,500, up 5% from last year. Homes are moving to Pending status at a very quick pace, spending a median of only 7 days on the market in 2021.
